車專四五公辦都更案簽約 高市府打造站前第一環圈邁新里程碑
Newtalk新聞 高雄市政府今（17）日舉行「高雄車站專用區四、五及商四公辦都市更新案」簽約典禮，由副市長林欽榮代表市府與最優申請人冠德建設簽署合作契約。全案總投資規模逾 95 億元，是高雄車站站前第一環圈重要的更新計畫，象徵車站周邊轉型正式啟動，預計於 116 年核定都市更新事業計畫，123 年完工啟用。配合高雄新車站天棚啟用及高鐵南延採行高雄方案，市長陳其邁宣布推動「高雄車站周邊大都更計畫」，以公辦都更結合 TOD 發展策略，打造具國際能見度的新世代城市中心。 林欽榮指出，高雄車站位於南北發展軸線核心，兼具高鐵、台鐵及捷運三鐵共構優勢，10 分鐘可直達左營高鐵站，是串聯產業、交通與生活的重要門戶。市府為加速整合車站周邊國公有土地，與交通部鐵道局及台鐵公司成立三方平台，整合周邊國公有土地開發，本案即首件成功招商的公辦都更案件，奠定站區整體開發基礎。實施者冠德建設規劃三棟共 2.9 萬坪住商辦複合式大樓，與車站進行一體化設計，建置立體人行平台銜接天棚，地下則規劃下沉花園串聯車站下沉廣場，完善站區南北與東西向動線，活絡周邊商圈，形塑延展性商業廊帶。 都發局長吳文彥表示，為強化車站第一環圈服務機能，市府檢討都市計畫限制，鬆綁車專區商業使用條件，補強公共停車空間，整合警政設施集中配置，改善公共服務環境，釋出更完整街廓條件，提升開發效益；同時訂定都市設計指引，引導站區立體連通與人行系統整合，營造安全便利的步行與轉乘環境；也完成都市更新地區劃定及更新計畫，為後續開發奠定穩固基礎。 冠德建設董事長馬志綱說明，公司高度看好高雄未來發展，並與日本森大廈都市企劃株式會社合作，引進國際級複合開發與城區營運經驗。本案三塊基地將規劃約 2.9 萬坪商辦住複合式大樓以「高雄之翼」意象勾勒車站百年新天際線，並全面提升建築規格，於車專四、五兩棟取得鑽石級綠建築、銀級智慧建築、二級低碳建築及美國 LEED 黃金級四大標章認證。 此外，團隊亦承諾加碼投入 7,500 萬元建置立體連通天橋，並透過集團「天使基金 5,000 萬計畫」扶植在地新創，讓車站不只是交通節點，更成為產業與創意匯流的平台，助力高雄開啟城市國際新門戶（OPEN KAOHSIUNG）。 完工啟用後高雄車站站前地區將由傳統交通場站，轉型為結合交通、商業、就業與公共活動的城市核心，不僅大幅提升市民通行與生活便利性，也加速南北城市軸線串聯，為高雄邁向下一個充滿創新與活力的黃金十年奠定關鍵基礎。延伸閱讀：郵輪旅行沒保障？交通部：3個月內公告「定型化契約」防開車視線不佳！「汽車隔熱紙透光度標準」最快明年第1季上路行政院拒不副署財劃法 陳其邁：盼憲法法庭順利運作 桃機「第三航廈北登機廊廳」試營運14天！累積服務122航班 2.6萬人次藍議員爆介入綠營台南初選 謝龍介：不排除介入調查

藍議員爆介入綠營台南初選 謝龍介：不排除介入調查
